An escalation clause automatically increases your offer if competing bids come in higher, up to a capped amount.
In Greenville today, they make sense when:
• The home is newly listed
• Inventory is tight in that neighborhood
• Demand is strong
• Comparable sales support higher pricing
In established areas like Gower or Augusta Road, escalation clauses may still be useful for high-demand homes.
However, in neighborhoods with longer days on market — such as certain parts of Simpsonville or Greer — escalation clauses may be unnecessary.
Sometimes, a clean offer with solid earnest money and reasonable contingencies is more attractive than an escalated number.
